Leave your shoes at the door and your phone in the locker. Sequence heat and cold therapies, drop in for a tea, or nourish with bites between sessions. No clock runs, no class to catch. Linger at your own pace.

Marshlands is a contrast therapy bathhouse and social club opening in DUMBO in 2027. We are two Brooklyn locals who believed the city was missing something essential: a place to recover together. When we couldn’t find it, we decided to build it ourselves. New York keeps the nervous system switched on from the first alarm to the last screen; Marshlands exists to offer a different rhythm.

Beyond contrast, Marshlands offers IV drips, hyperbaric oxygen, red light therapy, and the Drawing Room, where the day might start with a matcha in the quiet and end with a glass of wine among friends. It is a place built for connection and reflection.

We named it for the places where water meets land, a threshold, somewhere to set down what you were carrying before moving on. That is what we hope to give you: a threshold between the city and self.

Marshlands will be intimate in size, and our founding members will shape much of what it becomes. If you have been looking for this too, we would love for you to be among the first through the door.
